What is Realty Analytics?

Realty Analytics is an Excel based real estate analysis model. With hundreds of powerful features you can quickly and easily analyze commercial, residential and industrial real estate investment opportunities - even with no prior Excel experience. Now you can have access to the same analytical tools that the "big boys" use - at a mere fraction of the price.

How can Realty Analytics help me?

How does Realty Analytics work?

You enter information about the property in specific cells, and investment drivers that govern the interaction between the variables - the result is a comprehensive analysis and bank ready business plan. You can change any of the property details or the drivers and the model instantly recalculates the results.

Do I need to be an advanced investor?

Absolutely not. You should however have some basic understanding of real estate investment and some familiarity with the terms used. But even if you don't, Realty Analytics has a context sensitive help system with real estate dictionary and lexicon to get you going fast.

I'm an accomplished Excel user - can I modify the model?

The model architecture is quite sophisticated and there are several C# programs that reside outside and above Excel that perform functions in the model. Attempts at major modification will likely disable the model and it is therefore advised that you do not do so. Having said that, the model's worksheets are not password protected, and if you're comfortable in the Excel environment, you can modify formats and some "look and feel" items. Please understand that we can not support modified models. If you have a specific need that the software does not address, please contact customer support to discuss them more fully.

Is the manual easy to understand, or do I need to be a CPA to understand it?

The manual was written by seasoned real estate professionals who understand that not everyone knows (or even cares about) the difference between IRR and MIRR and why that difference is important. The manual is clearly written in everyday language with many illustrations and explanations.

Can I Email a model to my banker or partner for review and collaboration?

Of course. There are two ways to share the information. You can save the model as a PDF document and email it to whomever you wish, or you can email them the actual model. They will receive the model and can review it in detail, but if they are not a registered user – the model will not allow changes.

Is the program ever updated, and if so, what is the cost?

Realty Analytics continuously enhances the software based upon user feedback, and the ever changing market conditions. Updates to the version that you purchase are always free - and available at any time through the website. From time to time, additional major components will be made available for an additional fee in either CD or via download from the website.

What if I can’t find the answer to my question in the help section?

The chances are fair that you’ll find the information you need in the Realty Analytics Investor's Forum. There you’ll find questions from other investors and answers from not only seasoned pros, but also other investors. I invest in properties with unique expense line items – is the software “customizable” to accurately reflect the expense line items?

Yes. The software allows for full customization of budget items. Each unique entry you make in the set-up is exported to the Operating Statement and Cost Recovery Sections in the Income Section. You can also specify if an expense is fixed or variable.

Do you offer a stripped-down version of the software for less?

No we don't. Every component of the software is critical to determining the REAL value of a target property, and then converting that raw data into a professional business plan. Anything less doesn’t tell the whole story.

I’m thinking about buying a single-family for investment, isn’t this over-kill?

Definitely not overkill if you stop to consider that making an uninformed financing decision could cost you tens of thousands of dollars -. The system will provide you with very meaningful information upon which to base financing decisions, capital improvements, and impacts of taxes among other things. All critical components in the investment decision. The cost of the software is peanuts compared to the ultimate costs making one of these deadly errors. If you really think about it - the software coss less than an hour spent with a professional real estate investment advisor or your attorney!

No, you don’t. The software has context-sensitive help throughout. If you get stuck on a procedural issue, or simply need clarification on a specific topic – you’ll find the help system to be quite useful.

Why didn’t you write the program in C or some other program language?

We could have written it in any number of languages, like C sharp for example, and made it a stand-alone application. We chose the Microsoft Excel environment because of our client’s familiarity with Excel, and the fact that Excel affords many features and benefits – not the least of which is full integration with Office 2007. Full integration means that you can use many of the Office Features right from within Excel. We feel that the benefits of using the Excel environment far outweigh any benefits of a stand-alone package.

I have XP and use Office 2003 - can I still use the software?

Your operating system is fine, as long as you have installed service pack 2 and 3 from the Microsoft update center. However, this version of the software requires Excel 2007 or Excel 2010. It has been developed specifically to take full advantage of the powerful features of Office 2007 and 2010 and Excel 2007 and 2010

License Questions

I use a laptop and a desk-based PC - Can I run the software on both machines?

Yes, of course. The license provides for unlimited use of the software on two machines. A multi-key license is available if you want to install the software on additional machines.

What happens if I lose my license key or have a hard-drive failure – do I have to pay for another install?

Your license key and registration number are easily forwarded to you upon notification of need.

Getting Started Questions

I get an error message when trying to install the program – what happened?

Several things could have happened. Make sure that Excel is closed when you try to install the software. Next check the Excel add-ins. Make sure that you see a RealtyAnalytics add-in and a RealtyAnalytics com file. If you do not see these files, you may have a corrupted installation. Please uninstall the software and reinstall.

How long does the download take?

About 3 minutes on cable or DSL, and up to 1 hour on dial-up connections.

System and Hardware Requirement Questions

What are the hardware requirements?

Realty Analytics and all of it's related system files require approximately 35 megabytes of space on your hard drive. Each new property file that you add to your database of projects will add an additional 4 to 7 megabytes of data, subject to the amount of data contained in the file. While you can archive old property files by copying them to CD or other storage media, they will no longer appear in the Executive Dashboard. The model will run in both 32 bit and 64 bit environments.

Minimum System Requirements:

Microsoft Office 2007 or 2010 - this version of Realty Analytics will not function on earlier versions of Excel.
Minimum 800 MHz processor
500 MB of RAM (Random Access Memory)
Active Internet Connection to obtain updates and perform Property Data Searches.
Laser or inkjet printer.
Microsoft Windows XP / Vista / Windows 7 Operating Systems. This version of Realty Analytics will not run on other platforms.

While this minimum configuration will support the model, the Ideal System recommendations listed below will provide considerably enhanced performance.

Ideal System Recommendations:

1.5 GHz Processor or higher
2 GB or more of RAM (Random Access Memory)
24" or 27" monitor capable of rendering 1900X1200 screen resolutions. This will permit viewing the entire 20 year model without scrolling.
500 MB video card to enable rapid redrawing of charts and screen effects.

Note: This version of the software will not run with Microsoft Excel 2000, or Excel 2003. This version is only compatible with Excel 2007, and Excel 2010.

My system has 500 mg of RAM and runs fine – do I need to add more memory?

Realty Analytics is a very complex engine that performs in some cases, thousands of iterations in a single formula – this is a very RAM intensive process. While you could run the software – it may perform slowly. Our Technical Staff recommends 1gb of RAM for optimal performance.

Will Realty Analytics work with MAC?

No, not at this time. The model is windows-based. We are currently developing a web application that will not require Excel and will run on any computer with internet access.

My system video is set at 600X800 and I like that setting – can I still use the software?

Yes, but resolutions higher than 1024X768 allow you to view more of the screen and take advantage of the software’s full features. Higher resolutions (up to 1900X1200) will allow you to view up to 20 years in a single view – a nice feature if you want to see the effects over time.

I see that the software uses 35 mb of hard drive space – why so much for an Excel model?

Yes, the software uses a lot of hard-drive space – that’s because it’s not just a large spreadsheet. The Realty Analytics model contains thousands of complex formulas and numerous worksheets that are hidden from view. This is done to protect the formulas from accidental overwrite – which would render the model useless. In addition to the model itself, there are numerous other files that work in concert with Excel that reside “above” Excel, these files are exceptionally large.

Do I need a special printer or special print drivers?

No. The software and related downloads at installation provide all of the divers necessary to print to your printer, and to save the project in PDF format if you want to share the results with an advisor, banker, or potential partner.
