Customize your plan

The business plan set up is intuitive and easy. Just open the menu and check the items that you want to include in the plan and click GO. The plan is created as a Word document so you can review how it will appear before you print. You can also convert the plan into a PDF document and email it to lenders, partners or your advisors for review.

You choose what to include - or exclude

During the setup you can add custom page seperators - or add custom sections for due diligence, resumes, financial statements, title reports, appraisals and more. Your plan is fully costomizable, right down to the colors you shoose for the headers, lines and workspace.

Front cover

You can include a customizable front over by selecting that option in the set up. Photos are simple to change and format. You can add the recipients name and information or leave it out - it's up to you how you design the cover.

Table of contents

The table of contents is drawn automatically, based upon the items that you include in the plan. Numbering each page as it goes, the table lists all items contained in the business plan.

Acquisition details

The acquisition details gives the reader a quick overview of the proposed transaction that includes, ownership, property description, location, price, loan sponsor information and proposed acquisition data.

Financing summary

The financing summary is part of the Executive Summary and is designed to give an overview of the proposed finance structure. It lists the salient points of each financing, and represents that data graphically. Like everything else in Realty Analytics - this page imports data directly from the model. If there is no subordinate financing, the data blocks and charts will not be visible.

Summary of income and expenses

This summary page shows a summary of income and expenses, vacancy and credit loss, net operating income, taxable income, operating expenses, the expense ratio, expenses per square foot and total debt service - all by the year.

Cash flows, improvements, funded reserves

This page reports the cash flow before tax, cash flow after tax, cash flow after tax and reserves, cumulative cash flows, capital improvements, improvements per square foot, funded reserves, and reserves per square foot - again - all by the year.

Measurement of financial viability

The Viability report is also interactive - you select which data to chart and the chart will adjust accordingly. This report shows the operating year, LTV ratio, Debt Coverage ratio, Expense Ratio, Breakeven Ratio, the Margin of Safety, Outgoing CAP rate and the After Tax Equity Dividend Rate.

Investment performance charts

The investment performance chart reports on cash flow indicators like IRR, MIRR and pre-tax cash-on-cash for the initial year - the mid and terminal years of the investment. The Risk Assessments and Margins tell the rest of the story in precise detail.
